Investor relations
Real estate. Operating businesses. Resident care.
Assisted living and memory care require more than a property thesis. A community’s prospects depend on local demand, affordability, staff availability, care capability, management and regulatory performance.
Western Skies seeks established communities where disciplined acquisition, financing and professional oversight can support long-term value. Property ownership and the operating business are evaluated together, with responsibilities and legal structures designed for each transaction.
Discipline before a transaction
Our review considers financial history, occupancy, pricing, labor, capital needs, licensing and the resident experience. We test downside assumptions and evaluate experienced management resources before transition. Financing costs, operating challenges, regulation and illiquidity can materially affect outcomes; private investment can result in loss of capital.
