Resident needs belong in acquisition underwriting

The National Center for Health Statistics’ 2022 national profile found that 53% of residential care community residents were 85 or older. Assistance with bathing was needed by 75%, and assistance with walking by 71%.

For Western Skies, the underwriting implication is practical: review staffing, care capability and the physical environment alongside occupancy and financial history. These national estimates describe a defined population and period. They do not establish demand, resident acuity or profitability at a particular facility.
